Maximum Floor Area Ratio

If the site of the notification is in an area subject to the guided floor area ratio system and the higher floor area ratio (target floor area ratio) is used, a separate certification application to the specific administrative agency (Tama Building Guidance Office) is required.

[Target Areas: Yanokuchi Station Area, Inagi-Naganuma Station Area, Minami-Tama Station Area, Inagi-Enokido Area, Momura Area, Minamiyama Eastern Area]

Maximum Building Coverage Ratio

In areas where restrictions are established, corner lot relaxation regulations do not apply unless specifically stated.
【Target Areas: Koyodai West Area, Koyodai East Area, Hirao West Area, Minamiyama Eastern Area (Low-rise Environmental Conservation Area)】

Minimum Site Area

If the site area falls below the minimum specified in the District Plan, a copy of documents proving that no subdivision of the land or division of the site of the building has been made after the announcement date of the District Plan is required to be attached. (Such as a copy of the registration certificate)

Restrictions on Wall Position

  • The bay window is considered part of the wall surface and is subject to restrictions.
  • Regarding external stairs and balconies, if there are columns at the bottom, they will be subject to restrictions.

Maximum Height Limit

This is the maximum height from the average ground level.

Restrictions on shape, color, and other designs

  • The slope of roofs in areas where sloped roofs are designated should be 2/10 or more.
  • The colors of the exterior walls and roof should follow the "Inagi City Landscape Color Guidelines."
  • The design of outdoor advertising should harmonize with the surrounding landscape.
  • The size of the independent sign (pole sign) should be approximately 7.0m in height and 1.8m in width.

Restrictions on the Structure of Fences or Walls

  • Please use hedges or transparent aluminum fences, steel fences, wooden fences, etc., and avoid block walls or permanent walls.
  • The transparency rate of the fence should be at least 25% evenly across the space, including the posts and frames.
  • The height of the fence should be 1.8m or less from the ground level, including the foundation, and the foundation blocks should be 3 tiers (0.6m) or less.
  • Please ensure that the gatepost is 1.0m wide and 1.6m high or less.
  • Hedge plants such as Juniper and Cypress, which can cause pear diseases, cannot be used.

Minimum Green Coverage Rate

  • Trees such as Juniper and Cypress, which cause diseases in pears, cannot be used.
  • The area of greening facilities should be calculated according to the method specified in Article 9 of the Urban Green Space Act Enforcement Regulations. Please refer to the materials below for the calculation method.

Restrictions on Environmental Green Spaces and Roadside Green Spaces

Environmental green spaces and roadside green spaces are established by developing the portion of individual properties that adjoins the road (roadside area) as a strip of greenery, in order to create a continuous green space along the road.

Restrictions on Sidewalk-like Open Spaces

  • Sidewalk-like open spaces are established as an integrated space with existing roads to ensure the safety and smooth passage of pedestrians and others.
  • No structures such as retaining walls or fences can be installed in the sidewalk area.
