What is the condominium management plan certification system?
Inagi City has formulated the Inagi City Condominium Management Optimization Promotion Plan, and has implemented a condominium management plan certification system that can be certified by the city if the management plan of the condominium meets certain standards from April 2023. To do.
Benefits of getting certified
The benefits of having a condominium management plan certified include:
- Interest rate cuts for “Flat 35” and “Condominium Common Area Renovation Loans” provided by the Japan Housing Finance Agency will be applied.
- Interest rates will be added to the purchase of "Mansion Sumairu Bonds" issued by the Japan Housing Finance Agency.
- This will increase the awareness of the management of the compartmentalized owners, and it will be possible to maintain and improve the level of management.
- Appreciated in the market as a properly managed condominium.

Certification target/applicant
The target of the certification is condominiums in Inagi City.
In addition, the applicant will be the administrator of the management association of the condominium.
Note: In order to apply, a resolution at the general meeting of the management association is required.
Certification criteria
The certification criteria for management plans are as follows.

Certification/renewal application fee
The following fees will be charged when applying for certification or renewal of a condominium management plan.

1 Apply for pre-confirmation to the condominium management center
Before applying for certification to the city, the condominium manager confirmed in advance that the management plan conforms to the certification standards using the "Management Plan Certification Procedure Support Service (Preliminary Confirmation)" provided by the Condominium Management Center. 2 Issuance of the Preliminary Confirmation Certificate of Conformity
The condominium management center issues a "preliminary confirmation conformity certificate" to managers of condominiums that meet the management plan's certification criteria. We will use the Management Plan Approval Procedure Support System (an electronic system on the Internet).
3 Application for certification to the city
Using the management plan authorization procedure support system (electronic system on the Internet), please apply for authorization of the management plan to the city.
4 Payment of certification application fee
The city will confirm your application and send you a payment notice, so please pay the certification application fee.
5 Issuance of notification
When we examine application contents in city as soon as we can confirm the delivery of authorization application fee and admit that we meet standard, we issue authorization letter of advice and mail.
6 Publication
Information will be published as a condominium with a certified management plan on the "Management Plan Certified Condominium Browsing Site" of the Condominium Management Center.
You can also choose not to disclose when you apply.

Validity period of certification
Certification is valid for five years from the date of certification.
If you do not apply for renewal of your certification by the expiration date, your certification will expire.
The flow of the renewal application is the same as the initial certification application.
Changes to an approved management plan
Change authorization application
After receiving management plan certification, when changing the content related to the management plan certification criteria, except for minor changes, an application for change certification is required.

How to apply for change certification
The management plan certification procedure support service (preliminary confirmation) cannot be used for change certification applications.
Attach attached materials to each of the original and copy of the change authorization application form, and apply directly to the city.
