4 [Important] Points to note regarding restrictions on district planning

Maximum floor area ratio
If the site of the notification is a district where the induction volume system is applied and the higher floor area ratio (target floor area ratio) is used, a separate application for certification is required from the specified administrative agency (Tama Building Guidance Office).

Maximum building coverage ratio
In restricted districts, corner relief provisions do not apply unless otherwise stated. [Target districts: Koyodai West District, Koyo Taito District, Hiraodai West District, Minamiyama East District (low-rise environmental conservation district)]
Minimum site area
If the site area is less than the minimum stipulated in the district plan, it is necessary to attach a copy of a document that proves that the land has not been subdivided or the building site has not been divided after the date of public notice of the district plan. (Registration certified copy, etc.)
Restrictions on wall position
Bay windows are considered part of the wall and are subject to restrictions.
External stairs and balconies are subject to restrictions if they have pillars at the bottom.
maximum height
The maximum height above the mean ground level.
Restrictions on form, color and other designs
In districts where sloped roofs are specified, the slope of the roof should be 2/10 or more.
The design of outdoor advertisements should be in harmony with the surrounding scenery.
The size of the independent signboard (pole signboard) should be 7.0m in height and 1.8m in width.
Restrictions on fence or fence construction
Use hedges or see-through aluminum fences, steel fences, wooden fences, etc. Avoid block walls and perpetual walls.
The transmittance of the fence (saku) should be equal to or higher than 25% in the space, including the posts and frames.
The height of the fence (saku) should be 1.8m or less from the ground level of the site, including the foundation, and the block that forms the foundation should be 3 steps (0.6m) or less.
Gateposts must be 1.0m wide and 1.6m high.
For hedges, juniper and juniper species, which cause pear diseases, cannot be used.
Minimum Greening Rate
Trees such as juniper and juniper that cause pear disease cannot be used.

Restrictions on environmental green spaces and roadside green spaces
Environmental green spaces and roadside green spaces are established in order to create a continuous green space along the road by maintaining the part in contact with the road (connecting road) as a strip of green space on each site. [Target area: Minamiyama eastern district, Koyodai central district, Daimaru housing complex district]

Restrictions on pavement-like open spaces
Sidewalk-like vacant lots are established to ensure the safety and smoothness of passage for pedestrians, etc., by developing them as spaces integrated with existing roads.
Structures such as retaining walls and fences cannot be installed in sidewalk-like vacant lots.
