Maximum floor area ratio
If the notified site is in an area subject to the guided volume system and a higher floor area ratio (target floor area ratio) is to be used, a separate application for certification is required from the specified administrative agency (Tama Architectural Guidance Office).

Maximum building coverage ratio
In districts with restrictions, corner lot mitigation provisions do not apply unless otherwise specified. [Target areas: Koyodai West District, Koyodai East District, Hiraodai West District, Nanzan East District (low-rise environmental conservation district)]
Minimum site area
If the site area is less than the minimum limit specified in the district plan, it is necessary to attach a copy of a document that proves that the land has not been divided into parcels or the building site has not been divided after the date of public notice of the district plan. (copy of register, etc.)
Wall position restrictions
Bay windows are considered part of the wall and are subject to restrictions.
External stairs and balconies are subject to restrictions if they have pillars at the bottom.
maximum height limit
This is the maximum height from the average ground level.
Restrictions on form, color, and other designs
In areas where sloped roofs are required, the slope of the roof must be at least 2/10.
Please ensure that the design of outdoor advertising items is in harmony with the surrounding landscape.
The standard size of the independent signboard (pole signboard) is 7.0m in height and 1.8m in width.
Limitations on the structure of fences or fences
Use hedges, transparent aluminum fences, steel fences, wooden fences, etc., and avoid block walls or permanent walls.
The transmittance of the fence should be 25% or more evenly throughout the space, including the supports and frames.
The height of the fence, including the foundation, should be no more than 1.8m above the ground level, and the foundation blocks should be no more than 3 steps (0.6m).
Gateposts should be no more than 1.0m wide and 1.6m high.
For the hedges, you cannot use plants such as Japanese apricots and junipers, which cause diseases of pears.
Minimum greening rate
Trees such as Japanese apricots and junipers that cause diseases of pears cannot be used.

Restrictions on environmental green spaces and roadside green spaces
Environmental green spaces and roadside green spaces are designated to create continuous green spaces along roads by developing the areas of individual sites adjacent to roads (roadside sections) as green belts. [Target areas: Minamiyama East District, Koyodai Central District, Daimaru Housing Complex District]

Restrictions on sidewalk open spaces
Sidewalk-like open spaces are designed to improve the safety and smoothness of pedestrian traffic by creating spaces that are integrated with existing roads.
No structures such as retaining walls or fences may be installed in sidewalk-like open spaces.
