About notification of 3 district plans

Acts that require notification

action example
(1) Changes in land parcel characteristics
  • Change parcel
  • cutting, embankment
  • Acts of using land other than residential land, such as farmland, as residential land, etc.

(2) Construction of buildings and construction of structures

  • New construction, extension, reconstruction, and relocation of buildings (including garages, storerooms, etc.)
  • Construction and repair of structures (advertising towers, independent signboards, gates, fences, fences, etc.)
(3) Change of use of buildings, etc.
  • Changing the use of the building, such as turning a detached house into a store, etc.

(4) Form or color of buildings, etc.
Other design changes

  • Repainting of exterior walls and roofs of buildings (color change)
  • Changes to outdoor advertisements, etc.
(5) Logging of trees and bamboo
  • Felling of trees in areas where "matters related to the conservation of existing forests, grasslands, etc. necessary to ensure a good living environment" are stipulated.

Note: Even if you do not need to apply for building certification for repainting the exterior walls (including repainting to the same color) or installing or changing outdoor advertisements, you still need to submit a district plan.

Time of notification

Please notify us 30 days before the start of construction and before applying for building certification . (Article 58-2 of the City Planning Act)
Note: If you fall under the Inagi City Residential Land Development Guidance, please notify us after the project is approved.

Documents required for notification

Complete set of notification documents for district planning
・Notification of activities in the district planning area ・Letter of attorney (unnecessary if the building owner himself/herself notifies)
・Letter of consent ・Copies of pages 1 through 6 of the building certification application (building) building quadrature diagram,
Each floor plan (1/50 or more), elevation (1/50 or more), sectional view, and greening plan (if there is a limit on the greening rate) are attached.
Other documents that indicate compliance with the limits of the district planning as necessary)

[In the case of land readjustment project area (during business), the following documents are also required. ]
<In the case of union enforcement>
・A copy of the written opinion of the association under Article 76 of the Land Readjustment Act (Section 2) or a copy of the permit (Section 1) ・A copy of the temporary substitute lot certificate or the reservation land certificate, or both (including drawings)
<City Enforcement>
・A copy of a temporary substitute lot certificate (temporary substitute lot designation notice) or a reservation certificate, or both (including drawings)
Note: If the address on the above documents is different from the registered name, a copy of the document certifying the change of right holder (sales contract, etc.)

Matters to be entered in the book

・Fill in the receding distance (effective dimension/minimum distance from the boundary) from each boundary. 【layout drawing】
・When installing a fence or a fence on the road surface, enter the structure in detail. 【layout drawing】
・Enter the slope of the roof. (Only if there are restrictions) [Elevation]
・Enter the Munsell value of the color of the outer wall and roof. 【Elevation】
・Fill in the greening plan and the greening area. (Only if there are restrictions) [Layout, greening plan, etc.]
・If there is a boundary between the planning districts on the site, draw a boundary line on the layout drawing, etc., and enter the area of ​​each site.

Paperwork period for notification form

If there are no defects in the submitted documents, it will take about two weeks from the date of receipt .
・We issue conformity letter of advice and return copy of district planning notification form.

Submission of notice of start

・After conformity letter of advice issuance of city planning, please submit before the start of construction . (1 regular copy, can be mailed)
・Please assume that the name of the "notifier" is the same as the person who notifies the district plan.
