Updated: April 5, 2007
Concept of relocation
Land readjustment projects are surface improvement projects that involve changing road networks and creating new housing lots. Basically, the building will be moved to the new location (replacement site).
before relocation
After moving
Flow of relocation of buildings, etc. (example of general agreement relocation)
1 Relocation plan
The implementer (city) will draw up a development plan for the area, and decide on the order of relocation of buildings, etc., and the relocation method.
2 Relocation negotiations
We will notify all rights holders of the relocation timing and relocation method.
3 Investigation of buildings, etc.
We will investigate the inside and outside of your residence to confirm the buildings, structures, etc. you own.
4 Confirmation of survey contents
Once the investigation is complete, we will ask you to confirm the details using survey drawings, etc.
5 Submission of declaration form
After confirming the contents of the investigation, you will be asked to submit a declaration regarding the property you own.
6 Building evaluation
In addition to inspecting buildings, a "building evaluation committee" will visit to evaluate the building.
7 Compensation calculation
Compensation costs will be calculated based on the "Land Readjustment Business Loss Compensation Standards" based on the details of the investigation.
8 Compensation negotiations and relocation
Once the calculation is complete, we will present and discuss compensation.
Once the negotiations are finalized, a compensation contract (approval) will be concluded, and the property will then be relocated.
9 Compensation payment
Compensation will be paid after the relocation is completed.
